 Regional Property Manager

 Company

McKinney Properties is an established owner and operator of apartment and student housing properties based in Pittsburgh, Pennsylvania.  The company focusses on acquiring & repositioning or developing strategically located properties typically in dense, urban infill locations and near college campuses.  The company manages the majority of its own portfolio investments and provides third-party management on a select basis.  Over the companys more than 70-year history, we have owned or managed more than 7,500 apartment units and 8,500 student beds. We currently own, manage or asset manage over 1,300 conventional apartment units and over 4,100 student beds with the intent to grow both our existing portfolio and our third-party property management business.

 Position Overview

As a Regional Property Manager, you will be responsible for the financial and operational performance of an assigned portfolio.  You will be expected to implement the companys management strategies and policies, develop, train and motivate staff, ensure customer satisfaction, optimize revenue, enhance value and achieve budgeted financial results.

 

Primary Relationships

  • Reports to Executive Vice President of Property Management
  • Coordinates all Marketing efforts with the Marketing Director
  • Supervises all on-site personnel at assigned properties
  • Develops and maintains relationships with suppliers, vendors, contractors and other service providers.
  • Develops and maintains relationships with other people in the industry including peers, management companies, owners, trade groups, technology vendors, and other real estate related groups and associations
  • Collaborates with peers, other property management personnel, and other departments within the company

 Essential Responsibilities

The primary responsibilities of the position include:

 Revenue, Leasing & Resident Satisfaction

  • Develop a deep knowledge of each property, the competition and the propertys position in the market
  • Make recommendations on pricing to maximize revenue
  • Monitor occupancy and leasing status and make recommendations to address changes in market conditions and property performance
  • Monitor and evaluate the leasing teams performance
  • Make recommendations to improve the leasing process
  • Coordinate with the Marketing Director to develop, implement, and continually adjust the marketing plan
  • Continually look for ways to enhance resident relations and satisfaction
  • Monitor resident issues and responding accordingly

 Personnel

  • Provide leadership, training, motivation, and direction to the team
  • Set staff schedules and approve time off and overtime
  • Oversee employee selection
  • Ensure that all supervised employees comply with the appropriate policies and procedures
  • Continually evaluate employee performance including Test Shopping of the leasing staff

 Operations

  • Conduct site inspections of interior and exterior of the property to ensure the propertys appearance and condition meets the companys quality standards
  • Make recommendations for physical repairs and/or replacements
  • Optimize operational efficiency and work to minimize operating expenses
  • Oversee capital improvement projects in coordination with the companys engineering and facilities staff
  • Supervise contractors as necessary
  • Ensure adherence to specifications, both contractual and based on the companys operations manual
  • Ensure observance of safety standards & regulations, and make necessary corrections
  • Evaluate Risk Management issues and make recommendations

 Financial

  • Review property financials
  • Create, in coordination with your on-site team, the annual budget and business plan for each property
  • Maintain each property within the goals and objectives set forth in the annual budget
  • Optimize and grow NOI
  • Communicate emerging trends, opportunities and threats to ownership
  • Prepare monthly owner letter (variance report) for each property
  • Review and approve expenditures in accordance with budget and company policy

 Technology

  • Constantly look to enhance the customer experience through the improved use of technology
  • Look to take advantage of available technologies to enhance marketing and leasing
  • Look for ways to make staff more efficient with the use of current and new technologies
  • Remain informed of industry trends and best practices
  • Make recommendations for the most effective use of current and evolving technologies

 Administrative

  • Ensure continual compliance with company policies and procedures
  • Review website and all leasing forms for accuracy and compliance with company policy and regulations
  • Interface with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate
  • Ensure property files and records are maintained efficiently and in accordance with company policy
  • Communicate pertinent information and primary issues with ownership
  • Apply sound business judgement and proper risk management procedures and ensure compliance with all applicable government regulations including Fair Housing, Equal Employment Opportunity, ADA, and OSHA

 Travel

The position requires regular travel to each of the Portfolio properties assigned to the Regional Property Manager, some of which may be local.  It is expected that the Regional Property Manager visits each non-local property 3x to 5x per year and perhaps more frequently based on need.

The successful candidate will have a background that demonstrates leadership, business acumen, entrepreneurship, and strong customer service skills.  He or she will have exceptional communications skills, strong social skills and present a professional image and demeanor.  The optimal candidate will also be able to demonstrate good judgement, the ability to listen, and a willingness to be a team player.  He or she must also be hard-working, detail-oriented, proactive, well-organized and able to prioritize tasks and issues based on timeliness, relevance and importance.

 

Qualifications

  • Minimum of five years of on-site, multi-site, and/or direct supervisory experience
  • Be willing to live in Pittsburgh, PA
  • Proficiency with MS Word and Excel
  • Strong math capability
  • Ability to read and understand financial statements
  • Proficiency with property management software platforms, preferably Entrata
  • Proficiency with the real estate leasing process
  • Must have or work to obtain a real estate license
  • Prefer CPM or CAM designation or equivalent
  • Bachelors degree from a four-year college or university is preferred but not a requirement
