Marketing and Leasing Associate

Opening for full time Marketing and Leasing Associate located in corporate office and other locations.

Position Overview

The Marketing and Leasing Associate reports directly to the Director of Marketing and is responsible for growing brand awareness and assisting the leasing and marketing efforts of the properties. This position will be filling in at various locations as needed and all other marketing administrative duties as assigned. 

Primary Relationships

  • Reports to Director of Marketing
  • Assist with coordination of marketing efforts
  • Collaborates with peers, other property management personnel, and other departments within the company

 Essential Responsibilities

The primary responsibilities of the position include:

Leasing & Resident Satisfaction

  • Develop a deep knowledge of the property, the competition and the property's position in the market
  • Effectively demonstrate and lease apartments
  • Continually look for ways to enhance resident relations and satisfaction
  • Monitor resident issues and respond accordingly
  • Obtain prospective leads pertinent information and continue follow-up procedures according to company standards.
  • Possess thorough knowledge of leasing process from application to lease signing, collection of guarantor forms, if applicable, and all other pertinent information to ensure that the lease is executed correctly.
  • Understand and comply with Fair Housing Laws and all company rules and regulations.
  • Assist with the design and implementation of promotions, advertisements and other various marketing strategies.
    • Monitor and post on blogs, forums and social networks
    • Online outreach and promotion using Facebook, Twitter, Pinterest and more
    • Coordinate the creation of signage, circulars, mock ups, e-mail campaigns, on line promotions, etc.
    • Oversee the distribution or delivery of marketing materials
  • Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, availability, lease expirations, square footage, etc.
  • Develops an understanding of all market competition including pricing, promotions, new or changing amenities and sales tactics.

Marketing

  • Maintain a thorough understanding of the market trends and property knowledge.
  • Assist with implementation of strategies directly aligned to support leasing and customer relationship targets across residential properties.
  • The position requires close working relationships with Director of Marketing, Regional Property Managers and Property Managers within the organization. Strong communication skills are needed. 
  • Assist with development of and ensure cohesion of place / destination and property brands, messaging and marketing output. 
  • Understanding marketing plans
  • Monitor marketing activity
  • Support the leasing efforts
  • Conduct marketing administration activities
  • An understanding of property marketing, sales / leasing and brand management is required. 
  • Experience in the customer journey and ultimate customer satisfaction.
  • Digital experience, familiar with Search Engine Optimization (SEO), Search Engine Marketing (SEM) and social media management.
  • Experience in database management including direct communication tools and generation.
  • Strong administration experience.
  • Performing all activities related to leasing.
  • Demonstrating proficiency in word processing, property management software (preferably Entrata) and spreadsheet management programs.
  • Demonstrated ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Coordinating of marketing communications initiatives and events.

The successful candidate will have a proven track record of sales, marketing and be able to adapt to a rapidly changing competitive landscape. Their background should demonstrate marketing, sales and strong customer service skills.  He or she will have exceptional communications skills, strong social skills and present a professional image and demeanor. He or she must also be hard-working, detail-oriented, proactive, well-organized and able to prioritize tasks and issues based on timeliness, relevance and importance.

Qualifications

  • Proficiency with MS Word and Excel
  • Proficiency with property management software platforms, preferably Entrata
  • Proficiency with the real estate leasing process
  • Prefer PA Real Estate License
  • Bachelor's degree from a four-year college or university is preferred but not a requirement
